Restoration Tax Abatement

Overview

The Restoration Tax Abatement (RTA) program provides five-year property tax abatement for the expansion, restoration, improvement and development of existing commercial structures and owner-occupied residences.

 

Benefits

Grants a five-year deferred assessment of the ad valorem property taxes assessed on renovations and improvements.

Taxes based on assessed valuation of property prior to beginning of improvements.

Equipment that becomes an integral part of that structure can qualify for this exemption.

The program does not exempt the acquisition cost of the structure.

 

Eligibility

Commercial property owners and homeowners must expand, restore, improve or develop an existing structure in Downtown Development Districts, Economic Development Districts or Historic Districts; properties listed on the National Register of Historic Places are also eligible

Note: An Enterprise Zone or Economic Development Zone is not a qualifying district.

How to Apply

Login to FastLane and fill out an Advance Notification form. The form should be filed before any construction activity, as some local governments may not be conducive to granting requests for this tax exemption if the project has already begun.
